The property will be offered for sale as a whole 442.72 Ha or in six non contingent lots.
Lot 1 80.9 Ha. Lot 2 51.39 Ha. Lot 3 84.98 Ha. Lot 4 71.63 Ha. Lot 5 103.6 Ha and Lot 6 50.18 Ha
"Masters" is situated approximately eight kilometres south of Balaklava. The Balaklava to Erith and the Erith to Avon metal roads intersect the property in a north south and south west to north easterly direction.
The area is known as strong cropping and grazing country.
The long term rainfall average is considered to be approximately 320 mm to 330 mm.
The soils are principally a mixture of sand over clay, heavy clay and areas of heavier red
brown flats. There is some loose limestone.
Pastures are used as a break crop providing excellent feed. There is a strong base of medics
with grasses sprayed out.
Wheat is sown at approximately 110kg/ha with either DAP (cereals) or MAP (pastures)
applied with Zinc and a folia spray as required.
Mains water is connected with all sections except section 39 having their own meter. A tank
mounted on a trailer is used to supplement stock water as required.
Fencing varies in type and condition. General boundary and internal fencing consists of
timber posts, star droppers, two barbs with three plain wires. Pine treated posts with star
droppers, barb and plain wire with electric out rigger. Electric fencing is used during grazing
to provide smaller paddocks and better pasture management.
